Limited Inventory Good or Bad?

Right now San Diego real estate is an embarrasment of choice. If we don't know how to operate within it we will drive ourselves crazy! With inventory being as low as it is, buyers are out to see eeeeeverything. Us agents are roaming around town with our phones in hand ready to make showing appointments the moment a new home comes to market. It feels like when Walmart opens its doors on black friday and some deeply ingrained part of us is driven by scarcity, by something telling us there has to be a good deal out there that buyers have overlooked.

But is it worth it? Is it worth going out to see every single home out there just to see? There's something to be said about just going for the deal instead of obsessing over the super mega perfect deal your searching for or die trying.

The Problem of Too Much Choice

Interestingly enough, with less homes on the market you have more choices. You want to look at everything and in essence have more options, more homes to think about, more homes to compare to. Why? Well because you're actually looking at all of them. Back when it was a buyers market and there were sooo many homes on the market you would only look at your narrowed down properties.

What's a Real Estate Agent to Do?

I am handling this by narrowing my clients actual needs and wants. I set up a search for them that will show them what their looking for. Part of our job is to buffer our clients from the emotional turmoil of real estate. Helping them find the best option and ONLY seeing those options is one way to help them stay on the path. If they tell me they want a single family home with a yard but then want to go see a condo, I remind them about their needs and wants. This way I know they will be satisfied once we do close on their home. Now don't get me wrong situations do change and sometimes those needs and wants change as well. That's a conversation we have and open the search. I give my clients a smaller set of choices to help them feel they have more time to analyze them. I pick the top ten and schedule showings.

What Buyers Must Do for Their Own Peace Right Now.

Buyers, trust your real estate agent. You picked someone great right? Let them help you.

If you don't have an agent you trust, get another agent, get a second opinion. But if you like and trust your agent then work with them. The Ideal agent will know your needs and wants and will narrow down your search, making it fun and exciting to go view homes. This is what agents do, we study the market, we analyze homes and we always fight for your piece of the pie. I love what I do and as a real estate guru I get it. This is a huge decision, things are moving so quickly and we are dealing with the stress of a pandemic you might have heard about.

Working together we can all make the most of the current environment in San Diego and get everyone a place they love (and won't regret).
